Hotel running @ 75% with no rate increase would produce 468k per year
Bring up ADR $15 would increase sales by 100k bringing potential to 567K
It is also possible to go up another 2 levels & add 16 more rooms, but I feel it is better to run the restaurant on roof top for a few years then go up
